  • The farm is located on an enclosed half-acre leased parcel in Northeast, WA.
  • An 8′ security fence is LCB-compliant. It is in a semi-forested area with no other farms around and minimal traffic, so the air is clean and pesticide-free.
  • Spokane, Airway Heights, and Chewelah are all within a half-hour drive.
  • The farm has 9,800 sq. ft. of outdoor canopy in production, including two (2) 720sq. ft. light-dep low-tunnels.
  • Natural and organic growing methods, including predator bugs, natural oil products, trap plants.
  • Water is from an on-site well. Two (2) 3000-gallon water storage tanks serve the irrigation system.
  • Farm includes a stick-built office, processing room, and lavatory.
  • A 40-foot insulated container is used for drying, curing, and quarantine.

  • Lease expires on November 30, 2023; monthly rent ($600) is fixed through November 30, 2019. Reasonable and supportive landlord.
  • Company has had two (2) full harvests.
  • Sales figures for 2015-16, primarily representing the first harvest totaled over $200,000. Harsh weather in October 2016 resulted in lower yields in weight and potency, leading to sluggish sales. Sales figures for the first quarter of 2017 exceeded $40,000, with much of our harvested product still in inventory.
  • Plans are in place for temporary hoop houses to be erected in the fall to protect against potential rainy and cold temperatures as seen last October.
  • Projected yield in untrimmed bud ranges from 600 to 1000 pounds.
  • The strains being cultivated this season are: Sour Grapes; Cherry Pie; Blue Dream; Acapulco Gold; Tahoe OG; Blue Dream; Northern Lights #5; Maui Wowie; Cinex; Sweet Island Skunk; Hindu Kush; White Russian; Strawberry Cough.

We expect to have two (2) sea-of-green harvests in each of our two (2) light-dep tunnels. Each tunnel can host about 450 plants, so the total light-dep harvest will be about 900 plants x 2 harvests for an aggregate of 1800 plants. The first harvest is expected in July/August with the second harvest in the late fall.

The outdoor main garden will host about 282 plants, including a small hugelkultur area (15 plants), at least 26 large pots, and about 255 plants in garden rows in the ground. Our clones have developed nicely, and we will be in the ground in middle to late May. Our harvest season runs from September through October.

An incoming investor should be able to bring at least two things: (a) working capital to help fund operations leading up to harvest, and (b) experience and talent in marketing and sales, including social media. An interest in developing an extractive processing facility, most likely offsite, would also be appealing.
